WHAT IS THE MARKET ACTION INDEX?

MAI compares the rate of home sales to available inventory. Above 50, sellers have the edge, meaning a stronger environment to list in but a tougher one to buy in. Below 50, that balance shifts. As always, when we call something an improvement, we'll say for whom.

WHAT YOU NEED TO KNOW THIS WEEK

Glencoe just had its quietest week in this entire series. Every single price tier, all four, had zero new listings and zero sales. Median days on market jumped from 60 to 84. Nothing moved.

Highland Park went the other direction entirely. Its relist rate dropped from 49% to 38%, the sharpest single week improvement we've tracked, capping off three straight weeks of recovery. Deerfield's relist rate eased again too, now down to 47%. Northbrook is in its fifth consecutive week of MAI decline, still a strong seller's market, just a steadily cooling one. Lake Forest keeps softening as well, and this week Altos' own narrative described it outright as a buyer's market for the first time.

Five straight weeks of easing now, from 71 down to 60. Inventory and days on market both ticked up. The $867,000 tier remains active, absorbing two homes against two new listings. For sellers, the trend line is the story now, not any single week. For buyers, this remains the most consistent softening we've seen anywhere on the North Shore.

The recovery is real. Relist rate dropped from 49% to 38% in one week, and every price tier showed genuine activity, including nine absorbed sales across the bottom two tiers alone. For sellers, this is the strongest data Highland Park has produced in over a month. For buyers, the easy leverage from a few weeks ago is fading fast.

DEERFIELD · IL 60015 MAI 46 · Strong Seller's Market · Inventory: 36 · Median DOM: 63 days

Relist rate continues easing, now 47%, down from a peak of 54%. But the top two tiers had zero new listings and zero sales this week, a quieter market at the high end even as the lower tiers stay active. For sellers above $1M, patience matters right now. For sellers in the $600K to $825K range, conditions remain genuinely good.

The quietest week we've recorded here. All four tiers, zero new listings, zero sales. Median days on market jumped from 60 to 84. For sellers, this is a market asking for real patience right now, especially with no new competition entering either. For buyers, there's simply nothing moving to compete against, a rare moment of zero urgency.

LAKE FOREST · IL 60045 MAI 36 · Slight Seller's Advantage · Inventory: 46 · Median DOM: 63 days

Inventory climbed to 46, the highest we've tracked here. Altos' own narrative called this a buyer's market outright for the first time, even though the official classification still reads Slight Seller's Advantage. For sellers, pricing carefully matters more each week here. For buyers, this remains the North Shore's most favorable market right now, and it's continuing to open up.

MORTGAGE UPDATE

The 30-year fixed rate held in the mid to high 6% range this week, roughly 6.6% to 6.7% depending on the survey, essentially stable after a volatile stretch tied to the Iran conflict. For both buyers and sellers, the takeaway is the same. Rates are calm enough to plan around right now.

FINAL THOUGHTS

For sellers, Highland Park proved a correction can hold. Glencoe and Lake Forest are asking for patience. Northbrook and Deerfield sit in between, still workable with the right pricing. For buyers, Glencoe's total stillness and Lake Forest's rising inventory are this week's biggest opportunities.
